General Services Administration (GSA) seeks to lease the following space:



State: New Jersey



City: Cherry Hill



Delineated Area: Point of Beginning: Intersection of NJ-41 and NJ-38. West on NJ-38 to US-130. South on US-130 to NJ-45. South on NJ-45 to Cooper St. East on Cooper St., to Clements Bridge Rd. Northeast on Clements Bridge Road., to Evesham Rd. Northeast on Evesham Rd., to Springdale Rd. North on Springdale Rd., to NJ-70. West on NJ-70 to NJ-41. North on NJ- 41 to the Point of Beginning.



Minimum Sq. Ft. (ABOA): 19,830



Maximum Sq. Ft. (ABOA): 20,822

Additional Requirements:




  • The offered space must be contiguous.

  • The offered space shall have live floor loads capable of supporting between 850 pounds – 1,000 pounds.

  • The proposed facility shall not be located within 640 feet of any facilities identified by the Interagency Security Committee (ISC) as “hazardous materials transportation/storage facilities”. Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material.

  • If the proposed facility has underground parking, the underground parking must have access-controlled parking restricted to the facility’s tenants. Proposed facilities with pen and/or general public parking below the proposed facility shall not be considered.

  • Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative.

  • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) may not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date.

  • In cases where an agent is representing multiple ownership entities, broker must provide written - acknowledgement/permission to represent multiple interested parties for the same submission.

  • Tenant Improvement Allowance: $75.37 (rounded) per ABOA SF.

  • The tenant is expected to exceed their allowance by approximately $189.16 per ABOA SF.

  • Building Specific Amortized Capital: $25.00 per ABOA SF.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain).
